It is the first question almost every vendor asks, and it deserves a straight answer. Home staging is priced on the property, not on a flat rate, so the honest response is that it depends on a handful of specific things you can work out in about five minutes with a stager on site.
Here is what actually moves the number, and how to think about it against what you stand to gain.
The size of the property and the number of rooms you stage. A three bedroom bungalow in Birkenhead needs a different volume of furniture than a five bedroom modern home in Greenhithe. Most quotes are built room by room, so the count matters more than the floor area on its own.
Full staging or partial staging. A vacant property needs everything, from beds and sofas through to art, rugs, lamps and styling pieces. An occupied home where the owner is still living there usually needs a lighter touch, with existing furniture edited and supplemented rather than replaced. Partial staging costs less because there is less to deliver, place and collect.
The hire period. Staging is a furniture hire arrangement with a styling service attached. Most North Shore campaigns run four to six weeks from photography through to the auction or deadline date. If your property takes longer to sell, the hire extends and there is usually a weekly rate for that.
The style of the property. A 1920s villa in Devonport, a coastal home in Rothesay Bay and a new townhouse in Hobsonville each call for a different furniture package. Where the styling needs particular pieces to suit the architecture, that shapes the quote.
Access and logistics. Stairs, narrow driveways, apartment lifts and clifftop sections all affect how long a staging day takes. A ground floor home with a wide driveway is quicker to install than a fourth floor apartment on Hurstmere Road.
The useful comparison is against your sale price rather than against your renovation budget.
Auckland's median sale price in July 2026 was $940,000, and North Shore properties typically sit above that. Research from the National Association of Realtors in the United States found that 29 percent of agents saw staged homes attract offers 1 to 10 percent higher than they would have expected otherwise. On a North Shore sale, even the bottom of that range is a meaningful figure to weigh against the cost of the staging itself.
Time on market matters just as much right now. Auckland properties took a median of 50 days to sell in July 2026, against a ten year average of 43 days, and there were 3,075 listings on the market, up 9.4 percent on the same month last year. Every extra week your property sits is another week of holding costs, another week of open homes, and more competing listings for buyers to compare you against. In the same United States research, 49 percent of sellers' agents reported that staging shortened time on market.

Is home staging worth it on a lower value property?
The percentage effect on sale price applies at every level, and vacant or sparsely furnished properties often benefit most regardless of value. The question worth asking is how your property compares to the others a buyer will see that weekend.
Can I stage just one or two rooms?
Yes. Partial staging concentrates the budget on the spaces buyers respond to most. In the same United States research, buyers rated the living room (37 percent) and the main bedroom (34 percent) as the rooms that matter most, so those are usually where a partial package starts.
How long before my first open home should staging happen?
Staging goes in before photography, which is usually seven to ten days before the property goes live. Book the measure and quote as soon as you have a listing date in mind so the calendar works in your favour.
Do I pay more if my property takes longer to sell?
The initial quote covers an agreed hire period. If the campaign runs beyond that, the extension is charged at a weekly rate that is set out in your quote from the start.
